The housing crisis is finally in the rear-view mirror as the real estate market moves down the road to a complete recovery. Home values are up, home sales are up, and distressed sales (foreclosures and short sales) have fallen to their lowest points in years. The market will continue to strengthen in 2018.

However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory. Buyer demand naturally increases during the summer months, but supply is not keeping up.

Here are the thoughts of a few industry experts on the subject:

“The worsening inventory crunch through the first three months of the year inflicted even more upward pressure on home prices in a majority of markets. Following the same trend over the last couple of years, a strengthening job market and income gains are not being met by meaningful sales gains because of unrelenting supply and affordability headwinds.”

“As we head into late spring, the demand for purchase credit remains rock solid, which should set us up for another robust summer home sales season. While this year’s high rates – up 50 basic points from a year ago – have put pressure on the budgets of some home shoppers, weak inventory levels are what’s keeping the housing market from a stronger sales pace.”

“The dynamics of increased competition and buyer frustration are unlikely to change…In fact, the direction of the trend is pointing to a growing mismatch between the pool of prospective buyers and existing inventory.”

Bottom Line

If you are thinking of selling, now may be the time. Demand for your house will be strong at a time when there is very little competition. That could lead to a quick sale for a really good price.

Looking for an environmentally sensitive way to recycle your Christmas tree in San Ramon?  The City of San Ramon offers 3 different options.

Christmas Recycle

1.) The Boy Scouts of America Annual Fundraiser
The Boy Scouts annual tree pickup day is Saturday, January 6,  2018.  Leave your tree (untrimmed and cleared of all ornaments) on the curb.  For a $10 donation, the local Boy Scouts will pick up your tree.  The troop asks that you make out your check to BSA Troop 834 and leave it in an envelope under the doormat.  To make accommodations, go to or e-mail

2.) Waste Management Yard Trimmings / Green Waste Cart
Waste Management will haul away your tree as long as it is cut into lengths that will easily fit into the yard trimmings cart.  Make sure the lid can close completely. You may place tree pieces into cart any time after holidays.

3.) Special One-Time Tree Pickup Week of January 8, 2018
The week of January 8, Waste Management will come by and dispose of all trees set out on the curb.  They ask that you trim larger trees into lengths of 6 feet or less.

San Ramon Parks and Recreation has just posted it’s updated winter schedule.

One of the best parts of San Ramon, in addition to it’s award winning schools and safe city recognition, is the abundance of access to activities for people of all ages.  The activities range from non-competitive sports to fine arts and academic programs.  In addition, the City of San Ramon hosts incredible holiday activities and events for the entire community.

With well maintained and staffed pools in all parts of San Ramon, it is no wonder the San Ramon Olympic pool and Dougherty Valley Aquatic Center run swim programs throughout the winter months.  The San Ramon Parks and Recreation Winter Guide lists lifeguard instructor courses, water safety instruction and fitness programs.

The San Ramon performing arts center offers drama, Bollywood, Polynesian dance, piano, and ballet classes. Fitness programs are always available for youth, teens and seniors.  Strength and toning, line dancing, karaoke, tai chi kuen and aerobics are just a few of the programs available to our seniors.  For the younger members of our community, tennis, basketball, gymnastics, volleyball and soccer are some of the more popular classes.  Fencing and therapeutic recreation classes has started drawing great attendance.

FBI crime reports from 2015 show San Ramon as California’s top 25 safest cities in the State.  A recent report released by SafeWise may be viewed at  As a resident of the Windemere San Ramon community, it is comforting to know that my children and family live in the safest part of the country.  Students walking to and from school with parents and friends are a regular sight in our community.  Parks are booming with families and friends.  Hiking trails take us on adventures throughout the Dougherty Hills.  Biking paths are well maintained and wind up Mount Diablo.  Life is great and stress free in San Ramon.

Many California seniors know about discounts at restaurants and the movies, but some aren’t familiar with the tax benefits available to them. As your elected Board Member and taxpayer advocate, I want to help you understand the various benefits and services available to you.

Help with Property Taxes

Need a Break? Property Tax Deferrals are Back!

California’s Property Tax Postponement Program will allow seniors (62 and older) or disabled persons with an annual household income of $35,500 or less to apply for postponement of property taxes on their principal residence. Applications may be filed with the State Controller beginning October 1, 2016. Information and the application are posted on the State Controller’s website.

Overtaxed? Seek Parcel Tax Exemptions for Your Property

If you pay a parcel tax or special assessment, you may be eligible for an exemption. Parcel taxes are locally imposed special taxes approved by voters, which must be paid by a real estate owner. Most of your home’s property tax bill is based upon its value, but parcel taxes are based on the characteristics of the parcel (e.g. the size of the home or lot).

To find out if you qualify for an exemption, call the local district or agency that imposed the parcel tax or special assessment listed on your annual property tax bill.

Note: An unofficial county-by-county list of some parcel taxes and exemptions is available on the California Tax Foundation website.

Moving Soon? Transfer Your Property’s Taxable Value

If you are 55 years or older, selling your home, and buying another of equal or lesser value, you may be eligible to transfer the taxable value on the home you sell to your new home, avoiding higher property taxes. See Exclusions from Reappraisal for details.
