This month, Arch Mortgage Insurance released their spring Housing and Mortgage Market Review. The report explained that an increase in mortgage rates and/or home prices would impact your monthly payments this way:
A 5% increase in home prices increases your payments by roughly 5%
A 1% rise in interest rates increases your payments by roughly 13% or 14%
That begs the question…
What if both rates and prices increase as predicted?
The report revealed:
“If interest rates and home prices rise by year-end in the ballpark of what most analysts are forecasting, monthly mortgage payments on a new home purchase could increase another 10–15%. That would make 2018 one of the worst full-year deteriorations in affordability for the past 25 years.”
The percent increase in mortgage payments would negatively impact affordability. But, how would affordability then compare to historic norms?
Per the report:
“For the U.S. overall, even if affordability were to deteriorate as forecasted, affordability would still be reasonable by historic norms. That is because the percentage of pre-tax income needed to buy a typical home in 2019 would still be similar to the historical average during 1987–2004. Thus, nationally at least, even with higher rates and home prices, affordability will just revert to historical norms.”
What about home prices?
A decrease in affordability will cause some concern about home values. Won’t an increase in mortgage payments negatively impact the housing market? The report addressed this question:
“Even recent interest rate increases and higher taxes on some upper-income earners didn’t slow the market, as many had feared…Short of a war or stock market crash, housing markets could continue to surprise on the upside over the next few years.”
To this point, Arch Mortgage Insurance also revealed their Risk Index which estimates the probability of home prices being lower in two years. The index is based on factors such as regional unemployment rates, affordability, net migration, housing starts and the percentage of delinquent mortgages.

If interest rates and prices continue to rise as projected, the monthly mortgage payment on a home purchased a year from now will be dramatically more expensive than it would be today. When it comes time to sell a home, every seller wants the same outcome: to sell quickly, for as much money as possible.
According to a new Zillow analysis, listing a home toward the end of spring significantly increases a seller’s chances of making this happen.
In all but five of the country’s 25 biggest metro markets, the best month to put a home on the market is April or May. Homes listed in the first half of May sold nine days faster and for almost 1 percent more money than average listings. (You may have even better luck if you’re in one of the best U.S. markets for home sellers.)
The low supply of homes on the market has pushed the ideal window later in the spring. Many shoppers who start searching for a home in early spring may need to look at several homes and make multiple offers, and may still be shopping a few months later.
By May, some buyers will be anxious to avoid more disappointment or eager to get settled into a new home before the next school year — and will be more willing to pay a premium to close the deal.
The May sales boost was particularly notable in Seattle and Portland where sellers who listed in the first half of the month stand to gain the biggest price boost — 2.5 percent in Seattle, 2 percent in Portland — over the area’s average.
On the other end, typically warm weather regions like Miami, Tampa and Phoenix tend show very little variation in sales price or time on market based on listing months. Sellers in these markets will find themselves with more flexibility in choosing when to sell their home.
To apply this analysis to their own home, sellers can use Zillow’s Best Time to List tool to estimate how much listing timing will influence the final sale price in their neighborhood. Registered Zillow users access the tool by clicking the “Sell Your Home” tab on the home details page of their home, and obtain valuable information to pair with the expertise of a local real estate agent when determining the best time to put their home on the market.

The newly renovated San Ramon Library is opening its doors to the community on April 15, 2017. The Library has been closed to undergo major technology upgrades and to expand the usable space from 18,238 square feet to 21,362 square feet, at a cost of $6.3 million. The renovation was funded primarily through the sale of the old city hall building. The library has been designed to meet the needs of our evolving tech savvy community. Many furniture pieces have built-in power outlets and USB ports to allow visitors the ability to easily connect and power their devices. Customers will be able to check-out a laptop for use during their visit, or use one of the many, new public computers. The second floor has been expanded to add over 3,124 square feet; with a larger meeting room that can open up to the entire second floor and features state-of-the-art audio visual equipment. The early reader area will now include two “Burgeon Seed Pods” that were purchased by the San Ramon Library Foundation. These colorful literacy nooks provide interactive panels designed to develop literacy skills through play.
The teen area is on the second floor and provides an excellent space to work on homework and projects. Local San Ramon teenagers were polled and their feedback was used to create a space that teens will feel welcome and has amenities that meet their needs. The space has two group study rooms as well as a “technology bar” where teens can plug in their devices. The second floor also features a jazz music area that has two listening rooms. The Grand Opening event is planned for April 15, 2017, and there will be plenty of fun activities for all ages. There will also be over 6,500 new books for opening day. The renovated library will be a great addition to the community, providing a space for people of all ages to come together.
