Mortgage Rate Increases- How Will it Impact Me?

“Short of a war or stock market crash…”

Mortgage Rate Increases- How Will it Impact Me?

This month, Arch Mortgage Insurance released their spring Housing and Mortgage Market Review. The report explained that an increase in mortgage rates and/or home prices would impact your monthly payments this way:

  • A 5% increase in home prices increases your payments by roughly 5%
  • A 1% rise in interest rates increases your payments by roughly 13% or 14%

That begs the question…

What if both rates and prices increase as predicted?

The report revealed:

“If interest rates and home prices rise by year-end in the ballpark of what most analysts are forecasting, monthly mortgage payments on a new home purchase could increase another 10–15%. That would make 2018 one of the worst full-year deteriorations in affordability for the past 25 years.”

The percent increase in mortgage payments would negatively impact affordability. But, how would affordability then compare to historic norms?

Per the report:

“For the U.S. overall, even if affordability were to deteriorate as forecasted, affordability would still be reasonable by historic norms. That is because the percentage of pre-tax income needed to buy a typical home in 2019 would still be similar to the historical average during 1987–2004. Thus, nationally at least, even with higher rates and home prices, affordability will just revert to historical norms.”

What about home prices?

A decrease in affordability will cause some concern about home values. Won’t an increase in mortgage payments negatively impact the housing market? The report addressed this question:

“Even recent interest rate increases and higher taxes on some upper-income earners didn’t slow the market, as many had feared…Short of a war or stock market crash, housing markets could continue to surprise on the upside over the next few years.”

To this point, Arch Mortgage Insurance also revealed their Risk Index which estimates the probability of home prices being lower in two years. The index is based on factors such as regional unemployment rates, affordability, net migration, housing starts and the percentage of delinquent mortgages.

Below is a map depicting their projections (the darker the blue, the lower the probability of a price decrease):

“Short of a war or stock market crash…” | MyKCM

Bottom Line

If interest rates and prices continue to rise as projected, the monthly mortgage payment on a home purchased a year from now will be dramatically more expensive than it would be today.  If you want to discuss your personal situation, text or call me at 925-400-7007 or  I have been a full-time Realtor/Broker for 16 years and am happy to put my experience to work for you.  I have extensive experience in San Ramon real estate as well as Danville, Dublin, Pleasanton and Alamo for  personal and investment real estate transactions.

Rent or Buy Your San Ramon Home?

Whether You Rent or Buy Your San Ramon Home, Either Way, You’re Paying a Mortgage!

Whether You Rent or Buy, Either Way You're Paying a Mortgage! | MyKCM

There are some people who have not purchased homes because they are uncomfortable taking on the obligation of a mortgage. Everyone should realize, however, that unless you are living with your parents rent-free, you are paying a mortgage – either yours or your San Ramon landlords.  I have an luxurious San Ramon condo coming on the market at 380 South Overlook Drive San Ramon that backs to Canyon Lakes golf course and has views of the Valley and Hills.  Let me know if you would like advanced information.  To learn more about San Ramon, check out community details at San Ramon Community Details

As Entrepreneur Magazine, a premier source for small business explained in their article, “12 Practical Steps to Getting Rich”:

“While renting on a temporary basis isn’t terrible, you should most certainly own the roof over your head if you’re serious about your finances. It won’t make you rich overnight, but by renting, you’re paying someone else’s mortgage. In effect, you’re making someone else rich.”

Christina Boyle, Senior Vice President and head of the Single-Family Sales & Relationship Management organization at Freddie Mac, explains another benefit of securing a mortgage as opposed to paying rent:

“With a 30-year fixed rate mortgage, you’ll have the certainty & stability of knowing what your mortgage payment will be for the next 30 years – unlike rents which will continue to rise over the next three decades.”

As an owner, your mortgage payment is a form of ‘forced savings’ which allows you to build equity in your home that you can tap into later in life. As a renter, you guarantee the landlord is the person building that equity.

Interest rates are still at historic lows, making it one of the best times to secure a mortgage and make a move into your dream home. Freddie Mac’s latest report shows that rates across the country were at 4.22% last week.

Bottom Line

Whether you are looking for a primary residence for the first time or are considering a vacation home on the shore, now may be the time to buy.  If you want to know how to afford a home in San Ramon, give me a call or at 925-400-7007.  Together, we can go over the numbers and figure out your options.  As your local San Ramon Realtor/Broker, with over 16 years of experience, I have helped hundreds of home buyers find the perfect solution.

San Ramon Home for the Holidays

Looking for a San Ramon Home for the Holidays?

by San Ramon Realtor Jason Kerner

Are you looking for a San Ramon home for the holidays?  Maybe something in the Windemere, Bridges, or Gale Ranch area near San Ramon Valley USD award winning schools?  Perhaps you are looking for the perfect new “empty nest” because you are downsizing and still want to stay in the San Ramon area.  Or, you need more space for a growing family and want to enjoy the beauty and activities of the San Ramon area.  There are San Ramon homes on the market this time of year.  And, although I don’t have a bow large enough to wrap this type of gift, with less buyers shopping for homes, this is still a great time to find a home.

First, Start Your Search

First, you need to start looking at new homes on the market.  Check out my home search alerts at Kerner Homes Search  What type of home are you looking for?  What niche neighborhood?    Do you want a home that is move-in ready with stylish upgrades?  Are you interested in something that is low maintenance or a home that is close to local schools and parks?  If you are not sure what you want, text me.  I have been selling homes for 14 years and know the floor plans within Windemere and Gale Ranch.  If you want a home with a downstairs in-law suite or a townhouse nearby the local middle school, let me know.  I won’t waste your time with irrelevant home options.

Second, Select Your Trusted Realtor

Home buying can be an exhausting and emotional experience.  It is key to find the right Realtor that you trust and believe will keep your best interest as a priority.  With 14 years of experience as a full-time realtor, Broker and neighbor in San Ramon, I know the area well.  In addition, many of my clients refer their friends and family to me.  This is the greatest form of compliment.  Check out my numerous  5 Star Reviews .  As you read through my client’s experiences, you will find that I offer unparalleled customer service, competitive fees, and am always putting my client’s needs first.

Lastly, Make an Offer

How do we know what to offer for a home?  This is where my 14 years of experience, excellent relationships with local realtors, and a clear understanding of the value of homes in San Ramon comes into play.  When we write offers, they are strong, appealing to the home seller, and offer value to the listing parties.  As your buying agent, I have great success with winning multiple offer situations.  And, as always, I keep your best interest as our top priority.

So, let’s get shopping for a new home.  With fewer buyers looking at homes during the holidays, this actually is a great time to find a new home in San Ramon.  Start looking now, select a Realtor, tour properties to see what you like, and make an offer.  If you are looking for a new home and would like a Realtor to support you, let me know.  Text or call me at 925-400-7007. . 2161 Goldenrod Ln San Ramon CA-large-014-22-goldenrod14-1499x1000-72dpi

Why May Is the Magic Month for Home Sellers

Why May Is the Magic Month for Home Sellers  24-Beautiful-Small-Front-Yard-Garden-Design-Ideas-5

List your home at the right time, and it could sell faster and at a higher price.

When it comes time to sell a home, every seller wants the same outcome: to sell quickly, for as much money as possible.

According to a new Zillow analysis, listing a home toward the end of spring significantly increases a seller’s chances of making this happen.

In all but five of the country’s 25 biggest metro markets, the best month to put a home on the market is April or May. Homes listed in the first half of May sold nine days faster and for almost 1 percent more money than average listings. (You may have even better luck if you’re in one of the best U.S. markets for home sellers.)

The low supply of homes on the market has pushed the ideal window later in the spring. Many shoppers who start searching for a home in early spring may need to look at several homes and make multiple offers, and may still be shopping a few months later.

By May, some buyers will be anxious to avoid more disappointment or eager to get settled into a new home before the next school year — and will be more willing to pay a premium to close the deal.

The May sales boost was particularly notable in Seattle and Portland where sellers who listed in the first half of the month stand to gain the biggest price boost — 2.5 percent in Seattle, 2 percent in Portland — over the area’s average.

On the other end, typically warm weather regions like Miami, Tampa and Phoenix tend show very little variation in sales price or time on market based on listing months. Sellers in these markets will find themselves with more flexibility in choosing when to sell their home.

To apply this analysis to their own home, sellers can use Zillow’s Best Time to List tool to estimate how much listing timing will influence the final sale price in their neighborhood. Registered Zillow users access the tool by clicking the “Sell Your Home” tab on the home details page of their home, and obtain valuable information to pair with the expertise of a local real estate agent when determining the best time to put their home on the market.

Here’s a look at ideal times for listing in some of the top U.S. metros.

San Ramon Library Grand Opening is April 15, 2017

library-900x675The newly renovated San Ramon Library is opening its doors to the community on April 15, 2017. The Library has been closed to undergo major technology upgrades and to expand the usable space from 18,238 square feet to 21,362 square feet, at a cost of $6.3 million. The renovation was funded primarily through the sale of the old city hall building. The library has been designed to meet the needs of our evolving tech savvy community. Many furniture pieces have built-in power outlets and USB ports to allow visitors the ability to easily connect and power their devices. Customers will be able to check-out a laptop for use during their visit, or use one of the many, new public computers. The second floor has been expanded to add over 3,124 square feet; with a larger meeting room that can open up to the entire second floor and features state-of-the-art audio visual equipment. The early reader area will now include two “Burgeon Seed Pods” that were purchased by the San Ramon Library Foundation. These colorful literacy nooks provide interactive panels designed to develop literacy skills through play.  SRL-View-2-LR-99-0509-1024x464

The teen area is on the second floor and provides an excellent space to work on homework and projects. Local San Ramon teenagers were polled and their feedback was used to create a space that teens will feel welcome and has amenities that meet their needs. The space has two group study rooms as well as a “technology bar” where teens can plug in their devices. The second floor also features a jazz music area that has two listening rooms. The Grand Opening event is planned for April 15, 2017, and there will be plenty of fun activities for all ages. There will also be over 6,500 new books for opening day. The renovated library will be a great addition to the community, providing a space for people of all ages to come together.
