So, you’ve decided to sell your house. You’ve hired a real estate professional to help you through the entire process, and they have asked you what level of access you want to provide to your potential buyers.

There are four elements to a quality listing. At the top of the list is Access, followed by Condition, Financing, and Price. There are many levels of access that you can provide to your agent so that he or she can show your home.

Here are five levels of access that you can give to buyers, along with a brief description:

Lockbox on the Door – this allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience.
Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home.
Open Access with a Phone Call – the seller allows showings with just a phone call’s notice.
By Appointment Only (example: 48-Hour Notice) – Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house.
Limited Access (example: the home is only available on Mondays or Tuesdays at 2pm or for only a couple of hours a day) – This is the most difficult way to be able to show your house to potential buyers.

Some Highlights:

  • According to the latest Existing Home Sales Report from the National Association of Realtors, sales grew 1.1% in March to an annual pace of 5.60 million.
  • This is the strongest pace since November of 2017.
  • Inventory levels dropped year-over-year for the 34th consecutive month and are now 7.2% lower than March 2017 levels, representing a 3.6-month supply.

San Ramon Home Sales for April 2018:

  • 90 properties were listed for April 2018 compared to 103 listings for April 2017.  Available properties for sale decreased by 8% this year.
  • Homes were on the market for an average of 13 days compared to 22 last year.  It is more important than ever to have an experienced Realtor working on your behalf.  San Ramon Realtor Jason Kerner has 16 years of experience winning multiple bid opportunities.
  • The average home list price was $1,062,776.00 in 2018.  The average home list price in 2017 was $1,047,896.00.

The price of any item is determined by the supply of that item, as well as market demand. The National Association of REALTORS (NAR) surveys “over 50,000 real estate practitioners about their expectations for home sales, prices and market conditions” for their monthly REALTORS Confidence Index.

Their latest edition sheds some light on the relationship between Seller Traffic (supply) and Buyer Traffic (demand).

The map below was created after asking the question: “How would you rate buyer traffic in your area?”

The darker the blue, the stronger the demand for homes in that area. Only four states had a ‘stable’ demand level.

Seller Supply

The index also asked: “How would you rate seller traffic in your area?”

As you can see from the map below, 25 states reported ‘weak’ seller traffic, 21 states reported ‘stable’ seller traffic, 3 states and Washington D.C. reported ‘strong’ seller traffic, and only 1 state reported ‘very strong’ seller traffic. This means there are far fewer homes on the market than what is needed to satisfy the buyers who are out looking for their dream homes.

Bottom Line

Looking at the maps above, it is not hard to see why prices are appreciating in many areas of the country. Until the supply of homes for sale starts to meet buyer demand, prices will continue to increase. San Ramon Introduces the Driverless Bus

The first driverless shuttle in California makes it’s debut in San Ramon’s Bishop Ranch Business Park.  San Ramon is the first city to test out this driverless system,which is called “The EasyMileShuttle”.  The bus does not have a driver, steering wheel or driver’s seat.  It is, however, fully licensed by the DMV to operate.  In fact, it is the only DVM licensed driverless shuttle in the State.  Plan to see this little red bus moving through Bishop Ranch April 27, 2018.

The Goal for EasyMile

Making rounds in the Bishop Ranch Business Park, The EasyMile shuttle test went well, pleasing our city leaders.  The bus holds 12 travelers.  The ultimate goal of the program is to help transfer the workforce from BART to Bishop Ranch.  In addition, Contra Costa County hopes to have over 100 driverless shuttles working by 2020.  This will help solve the problem with BART and parking spaces plus crowded streets.  With the new City Center San Ramon opening up in the near future, offering this shuttle service will be great for community neighbors.

CoreLogic’s latest Home Price Index reports that home prices have appreciated by 6.6% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 4.3% over the next year.

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage hovered close to 4.0% in 2017. Most experts predict that rates will rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors are in unison, projecting that rates will increase by nearly a full percentage point by this time next year.

An increase in rates will impact YOUR monthly mortgage payment. A year from now, your housing expense will increase if a mortgage is necessary to buy your next home.
