Bollinger Canyon Road Widening

The Bollinger Canyon Road widening project is in full swing.

Bollinger Canyon Road is one of our main gateways to the Bridges, Gale Ranch, and Windemere Communities.

As your San Ramon Realtor and Broker at KernerHomes.com, people are constantly asking about the improvements on Bollinger Canyon.  I am also a local resident of San Ramon and have been wondering, “What’s going on? What are all these distractions on the road?”  Here is what I have uncovered.  The City of San Ramon says the roads are going to be expanded to handle, “…roadway capacity to accommodate the General Plan buildout.”  This includes the new City Center.

As we all know, having the extra lanes will be wonderful for more easily accessing our homes in San Ramon and Dougherty Valley.  In addition, it will help support the expected traffic visiting the new City Center that is planned to open later this year.  These upgrades should help alleviate congestion on the roads and get us home more quickly.  That is a great thing.  If you are considering moving to San Ramon, learn more about what our amazing community has to offer by going to San Ramon Community Details.

Here are the specific planned improvements from the City of San Ramon:

  • Add one travel lane in each direction from Market Place to the I-680 Freeway
  • Extend dual left turn lanes on eastbound Bollinger Canyon Road to northbound Sunset Drive and to northbound Camino Ramon
  • Addition of a second left turn lane on westbound Bollinger Canyon Road to the Chevron campus
  • Add second left turn lane on westbound Bollinger Canyon Road to Chevron and Bishop Ranch 1
  • Add exclusive right turn lane on westbound Bollinger Canyon Road to northbound Camino Ramon
  • Add second left turn lane on southbound Sunset Drive to eastbound Bollinger Canyon Road

The road work is expected to cost $7.5-$8 million dollars.  For more information, contact the City of San Ramon at City of San Ramon.

San Ramon Home for the Holidays

Looking for a San Ramon Home for the Holidays?

by San Ramon Realtor Jason Kerner

Are you looking for a San Ramon home for the holidays?  Maybe something in the Windemere, Bridges, or Gale Ranch area near San Ramon Valley USD award winning schools?  Perhaps you are looking for the perfect new “empty nest” because you are downsizing and still want to stay in the San Ramon area.  Or, you need more space for a growing family and want to enjoy the beauty and activities of the San Ramon area.  There are San Ramon homes on the market this time of year.  And, although I don’t have a bow large enough to wrap this type of gift, with less buyers shopping for homes, this is still a great time to find a home.

First, Start Your Search

First, you need to start looking at new homes on the market.  Check out my home search alerts at Kerner Homes Search  What type of home are you looking for?  What niche neighborhood?    Do you want a home that is move-in ready with stylish upgrades?  Are you interested in something that is low maintenance or a home that is close to local schools and parks?  If you are not sure what you want, text me.  I have been selling homes for 14 years and know the floor plans within Windemere and Gale Ranch.  If you want a home with a downstairs in-law suite or a townhouse nearby the local middle school, let me know.  I won’t waste your time with irrelevant home options.

Second, Select Your Trusted Realtor

Home buying can be an exhausting and emotional experience.  It is key to find the right Realtor that you trust and believe will keep your best interest as a priority.  With 14 years of experience as a full-time realtor, Broker and neighbor in San Ramon, I know the area well.  In addition, many of my clients refer their friends and family to me.  This is the greatest form of compliment.  Check out my numerous  5 Star Reviews .  As you read through my client’s experiences, you will find that I offer unparalleled customer service, competitive fees, and am always putting my client’s needs first.

I currently have 2 properties that just listed which may fit your needs.  The first home is 206 Promenade Lane near Blackhawk Plaza.  This beautiful townhouse has 3 bedrooms, 3 baths and 2195 square feet of living space.  It is a comfortable and spacious townhouse nearby a community spa with pool.  More details are available at http://www.206Promenade.com .

Another home I have listed is at 2161 Goldenrod Lane in Gale Ranch.  This detached home has 3 bedrooms, 2.5 bathrooms and 2211 square feet.  With a fully remodeled master bathroom suite, brand new hardwood floors and carpet, and lots of stylish upgrades, this home is move-in ready.  To see more details, check out http://www.2161Goldenrod.com .

Lastly, Make an Offer

How do we know what to offer for a home?  This is where my 14 years of experience, excellent relationships with local realtors, and a clear understanding of the value of homes in San Ramon comes into play.  When we write offers, they are strong, appealing to the home seller, and offer value to the listing parties.  As your buying agent, I have great success with winning multiple offer situations.  And, as always, I keep your best interest as our top priority.

So, let’s get shopping for a new home.  With fewer buyers looking at homes during the holidays, this actually is a great time to find a new home in San Ramon.  Start looking now, select a Realtor, tour properties to see what you like, and make an offer.  If you are looking for a new home and would like a Realtor to support you, let me know.  Text or call me at 925-400-7007.  http://www.KernerHomes.com . 2161 Goldenrod Ln San Ramon CA-large-014-22-goldenrod14-1499x1000-72dpi

Nerd Wallet Declares San Ramon Best Place to Raise a Family

Nerd Wallet Declares San Ramon to be the Best Place to Raise Families

by Jason Kerner, San Ramon Realtor

download

San Ramon was recognized by Nerd Wallet as the best place to raise a family.  I have known for years that San Ramon is truly the best place to raise a family.  As a resident and parent of 2 daughters, I’ve known San Ramon is the ideal City to raise a family.  Schools, parent activities, outdoor activities, and convenient shopping all make the city the perfect place.

As cited by the Nerd Wallet article https://www.nerdwallet.com/blog/credit-cards/best-places-for-young-families-california/ , the San Ramon Valley Unified School District is a nationally recognized and award-winning district.  Students graduating from SRVUSD schools are going to elite colleges around the country and excelling in academic and athletic programs.  For more information about the SRVUSD, check out http://www.srvusd.net .

Personally, I have enjoyed volunteering in school organizations such as PTA, Ed Fund, and Site Council.  I still am a regular sponsor of events such as the local Harvest Festivals, Inclusion and Diversity fairs, and Education Night fundraisers.  We are never at a loss for activities in the San Ramon Valley.  These types of activities make life fun for a parent in San Ramon.

As an avid cyclist, I appreciate the abundance of trails throughout the tri-valley area.  I enjoy touring homes and getting out into the San Ramon Valley on my bike on a regular basis.  Hosting a weekly series, it is fun sharing the best corners of our neighborhood.   Check out my latest video at Dougherty Valley High School https://youtu.be/6NvQ_CIF89Y . In addition to biking paths, there are lots of well-groomed parks, soccer fields, softball fields and hiking paths embedded within the gorgeous rolling hills.

Coming soon is the San Ramon City Center.  This hub of activity placed near the Bishop Ranch Business Park and Chevron Park is planned for 2018.  In addition, the City of San Ramon is celebrating 150 years in existence.  Restaurants and storefronts are abundant in the area.  Large retailers and small mom and pop stores are fun for visitors of all ages.  download (1)

San Ramon Housing Market Update By San Ramon Realtor Jason Kerner

San Ramon Windemere Housing Update

By San Ramon Realtor Jason Kerner

nexthome-site (1)

The current housing market in San Ramon Windemere is looking strong for sellers.  For a few months, there was concern about the shortage of inventory of homes on the market.  This shortage has influenced higher home prices for real estate listings and multiple offers for prime properties.  Last year, homes were abundant and selling on average for less than the listing price.  This year, homes are selling for more than the listed price.

What does this mean for you?  It means that this is a great time to sell investment properties or to upgrade to newer homes using the equity you have earned in your property.

6131 Yardley Ln San Ramon CA-print-014-16-Family Room 1B-4200x2803-300dpi

Let’s take a look at last years September sales versus this years September sales:

September 2016

  • 95 homes sold
  • $922,988 average list price
  • $921,078 average sold price
  • average 26 days on market

September 2017

  • 82 homes sold
  • $967,651 average list price
  •  $976,274 average sold price
  • average 16 days on market

Last September, 95 homes sold in San Ramon.  This year 82 homes sold in September.  Less inventory means higher priced homes and more competition.  Having the right realtor who knows the neighborhood and can price a home properly for the most competitive offers possible is critical to netting the most profit from the sale of your home.

San Ramon Opens Hydrogen Fueling Station

San Ramon Opens the First Hydrogen Fueling Station Along 680 Corridor

by San Ramon Realtor Jason Kerner

car

Did you know that San Ramon is the proud owner of the first hydrogen fueling station along the 689 corridor?  Located at 4475 Norris Canyon, our hydrogen fueling station is just one of 6 similar stations to be offered in the Bay Area.   This is an incredible green milestone for the City of San Ramon.  So many of our residents work at companies in the Bay Area that support green technology.  Supporting hydrogen fueling stations is just another reason that San Ramon is considered one of the newest up and coming Tech Hubs in the Bay Area.  See article:  San Ramon is Up and Coming Tech Hub by San Ramon Realtor Jason Kerner

Earlier this year, a San Ramon woman became the first person to purchase a hydrogen-cell fueled vehicle.  The fueling station was built using some grant funds from the California Energy Commission.  It was built on property owned by Toyota Motor Sales USA and the facility will be operated by the Linde Group, an industrial gases company.  This joint effort program highlights San Ramon’s commitment to clean energy, it’d desire to support green energy technology, and the cooperative efforts of companies stationed within San Ramon.
